Overview

New Construction & Renovation Painting

Painting a new construction home or a major renovation project is fundamentally different from repainting an existing interior or exterior. The scale is larger, the coordination more complex, and the standards more exacting — because every surface is new, every finish is being seen for the first time, and there is no room for shortcuts that might be hidden by the patina of an existing home. At Level Up Painting, we are experienced partners for builders, architects, general contractors, and homeowners navigating the construction process across the Hamptons.

New construction painting follows a phased workflow that integrates with the builder's schedule. Primer is applied after drywall finishing and before final trim installation, allowing inspection of every surface under primer to catch imperfections. Finish coats are applied after trim, cabinetry, and fixtures are installed, with careful masking and protection of finished surfaces. A final touch-up phase comes after all other trades have completed their work — addressing the inevitable scuffs, marks, and nail holes that occur during the final stages of construction. We understand this phased approach thoroughly and plan labor and materials accordingly.

For renovation projects, the challenges are different but equally demanding. We often work alongside active construction — demolition, framing, electrical, plumbing — and must coordinate our phases carefully to avoid rework and delays. We are experienced with protecting finished areas while adjacent spaces are still under construction, matching existing finishes in adjacent rooms, and handling the transition zones where old meets new. Our crews are accustomed to the pace, coordination, and communication that renovation work requires.

We have the capacity for large-scale projects — full estate interiors and exteriors, multi-building compounds, and even multi-unit residential developments. Our project management ensures that material is pre-ordered, labor is scheduled in advance, and every phase is completed on time so we never become the bottleneck in the construction timeline. We work closely with architects on finish specifications, with designers on color selections, and with GCs on scheduling — because a well-coordinated painting phase is essential to a successful build. Our interior and exterior painting expertise, combined with our decorative finishes capabilities, makes us a true single-source painting partner for even the most complex Hamptons builds.

Our Process

How We Deliver New Construction & Renovation Painting

A proven, step-by-step approach that ensures exceptional results on every project.

1

Pre-Construction Planning

We review architectural plans, finish schedules, and specifications with the builder and design team, then provide a comprehensive estimate with phased pricing.

2

Primer Phase

After drywall completion, all surfaces receive a full coat of primer. We inspect every wall and ceiling under primer to flag imperfections for the drywall contractor before proceeding.

3

Finish Coat Phase

Once trim, cabinetry, and fixtures are installed, we apply finish coats to all surfaces — walls, ceilings, trim, doors, and any specialty areas — with careful masking and protection throughout.

4

Touch-Up & Punch List

After all trades have completed their work, we perform a comprehensive touch-up phase, addressing scuffs, marks, nail holes, and any imperfections identified during the final walkthrough.

5

Final Walkthrough & Closeout

We walk the project with the builder and homeowner, resolve any remaining items, and provide a full record of all paint colors, products, and sheens used for future reference.

FAQ

New Construction & Renovation Painting Questions

Answers to common questions from Hamptons homeowners.

At what stage of construction should we bring you in?

Ideally, we are involved from the planning stage — reviewing finish schedules and specifications before construction begins. At minimum, we should be engaged after framing and before drywall completion so we can coordinate our primer phase with the drywall contractor's schedule. Early involvement prevents scheduling conflicts and ensures adequate lead time for specialty materials.

How do you handle phased scheduling on active construction sites?

We work with the GC to align our phases with the overall construction timeline. Primer goes in after drywall taping and before trim installation. Finish coats follow trim and cabinet installation. Touch-ups come after all other trades have completed. We maintain flexibility for the inevitable schedule adjustments that occur on construction projects.

Can you handle the painting for a multi-building estate compound?

Yes. We have the crew capacity, project management structure, and material procurement systems to handle large-scale projects including main residences, guest houses, pool houses, and garages — often working on multiple structures simultaneously to meet construction timelines.

Do you provide all paint colors and products, or do we specify?

Either approach works. We can work from an architect's or designer's finish schedule that specifies every color, product, and sheen, or we can provide color consultation and product recommendations if specifications are open. In both cases, we maintain a complete paint schedule documenting every surface for the homeowner's records.

What is included in your punch list phase?

Our punch list phase includes touching up all scuffs and marks left by other trades, filling and painting nail holes from trim installation, spot-priming any bleed-through, and addressing any areas flagged during the walkthrough. We do not consider a project complete until every surface meets our standard and the homeowner is satisfied.
